By the end of 2025, Ho Chi Minh City’s infrastructure will have entered a phase of rapid development, creating a profound impact on the real estate market. A series of major projects such as Ring Road No. 3, the HCMC – Moc Bai Expressway, the expansion of the HCMC – Long Thanh – Dau Giay Expressway, and the operation of Metro Line No. 1 have contributed to transforming the urban landscape and redefining land values across many areas.
In particular, Thu Duc City (formerly District 2) has become a highlight thanks to its synchronized transportation network connecting to the city center via Hanoi Highway and Lien Phuong Street (expected to open to traffic in November 2025). Additionally, the pedestrian bridge linking Thu Thiem and District 1 has begun construction, while Thu Thiem 4 Bridge is currently in the conceptual stage, and the city’s central sports complex has received approval for investment. The development of these infrastructures has sparked a strong wave of investment into new urban areas, high-end apartment complexes, and commercial centers. Experts note that land prices in areas with major transportation projects typically increase by 15–25% upon completion, serving as a catalyst for market recovery after a period of stagnation.
Beyond pricing effects, improved infrastructure is also driving the shift of investment capital flows. Many corporations and individual investors are redirecting their attention to the eastern and southern parts of the city — areas that directly benefit from transportation, logistics, and port infrastructure projects.
However, this breakthrough also presents challenges for sustainable urban planning, particularly in preventing speculation and localized “price bubbles.” Overall, by the end of 2025, Ho Chi Minh City’s robust infrastructure development is becoming a “golden lever” — reinforcing its position as Vietnam’s economic powerhouse and ushering in a new cycle of growth for the real estate market.
